
Brokers at Compass have partnered with Wiens Ranch owners to present Remuda Ranch, a 90-home development set just a short drive southwest of Castle Rock. The development was born out of the historic Wiens Ranch, which is home to a working ranch with a five-generation history of raising Angus cattle and Colorado-bred champion cutting horses. The Wiens family designated a portion of the ranch for the new development, leaving 1,400 acres, more than 80% of the ranch land, as open space, according to the brokers.
Brokers Erin Susser, Casey Karsh Perry and Shawn Kelley of the Escape Colorado Group with Compass are selling the Remuda Ranch properties. Lots will vary from a quarter acre to two-acre sites, and range in price from $400,000 to $600,000, with home prices between $1.375 million and approximately $3 million. Homebuyers can create either a custom or semi-custom home, which allows them to pick out some of the finishes and other aspects of the design. At press time, four completed homes have been sold, with seven more under construction. “I think definitely in Douglas County, we’re still seeing a very strong demand for the luxury market,” Kelley said.
The ranch is set in a unique landscape, dotted with sandstone outcroppings reminiscent of nearby Roxborough State Park and Red Rocks Park and Amphitheatre. Even with this rural setting, lifestyle amenities abound. Hiking trails, golf courses, shopping, schools and healthcare are all close by. Westside Investment Partners is developing a 2,000-acre property to bring residential, retail, industrial and office buildings close to the development. Remuda Ranch is part of a metro district, with water, sewer and broadband internet.
Developer Tom Wiens has incorporated the family’s ethos into the new community. New roads, including Smart Look Trail, Docs Hickory Point and Peppy San Circle, are all named after horses Wiens owned. A number of builders, including Adamo Building Company, Liberty Construction, Northstar Custom Homes, Picasso Homes and J. Kahn Custom Homes will build at the community. Home designs will embrace a mountain contemporary style, with exterior designs that incorporate metal and earthy colors to reflect the surrounding geography. The brokers at Compass estimate Remuda Ranch will be complete within two to four years.
