
Coldwell Banker broker Amy Pates has spent more than two decades watching Eagle evolve from a quiet mountain community into one of the most sought-after corners of Eagle County. Pates relocated to Eagle 26 years ago to raise her kids and never looked back.
“We have such a large family population,” Pates says. “Our schools are great. Our medical is great. And we have so much accessibility that it’s attractive to families.”
While the winter market slowed due to lack of snowfall, Pates says she expects activity to rebound as the region enters its busy spring and summer season. Inventory remains below pre-pandemic levels, though more homes are beginning to hit the market as buyers adjust to current interest rates.
“We are seeing that month to month, more inventory is coming onto the market,” she says. “Buyers are getting a little bit more comfortable with interest rates.”

Pates says the Eagle market is a blend of full-time residents, second-home owners, and retirees drawn to the area’s outdoor lifestyle and relatively moderate climate compared to higher-elevation resort towns. “People really enjoy that open space, that privacy,” she says. “Many people buy second homes out here and find they enjoy it so much, they make it more of their primary home.”
Luxury buyers continue to arrive from Texas, Arizona, California, and Florida seeking relief from hotter climates and access to mountain recreation. Meanwhile, Front Range buyers are increasingly looking westward for more space and unparalleled access to the outdoors.
Part of Eagle’s appeal, Pates says, is its balance between accessibility and seclusion. Though conveniently located near I-70 and regional air travel, the town feels removed from the congestion often associated with resort corridors. Nearby communities like Fulford and Red Cliff are also attracting buyers looking for affordable and remote living opportunities, she says.
Looking ahead, she sees growing opportunity for buyers willing to take on renovation projects as newer, turnkey homes continue to command premium prices. “The newer properties, or the ones that have been updated, are the ones that are moving really quickly,” she says.
Ultimately, Eagle’s enduring draw comes down to its convenient amenities, community feel, and proximity to outdoor recreation. “People come here for the lifestyle, and then they stick around a lot longer than they planned to,” Pates says.
