Over the past decade, East West Partners, KSL Capital Partners, and Aspen Skiing Company have invested more than $1 billion to transform Snowmass Base Village, adding two hotel towers, a transportation center, a medical center, a community center, an ice rink/events lawn, parks and splash fountains, a swimming pool, restaurants, retail, and more. Stratos, the final and largest residential community in the redevelopment, brings eighty-nine residences across two buildings.
“After having successfully built and sold out eight residential projects, we’ve arrived at the final piece of the puzzle that completes the developer’s vision of a world-class, year-round village destination that matches the caliber of what has long been the most popular mountain in Aspen,” says Rod Woelfle, a Slifer Smith & Frampton broker and Stratos director of sales.
Stratos is comprised of seventy-seven Residences, six Cloudstones, and six Sky Cabins in a variety of floor plans, sizes, and prices. The two-, three-, and four-bedroom Residences offer single-level living with an open-concept great room, expansive windows, and Bosch kitchen appliances. The two-story, four- and five-bedroom townhome style Cloudstones evoke contemporary brownstone architecture with double-height great rooms, Dimplex Opti-myst water vapor electric fireplaces, private patios, and two-car garages. Spacious, single-level Sky Cabins offer four-, five-, and six-bedroom penthouse living with two-car garages, direct elevator access, vaulted ceilings, spacious terraces, primary bedroom fireplaces, and custom chef’s kitchens.
The piece de resistance is the six-bedroom, five-and-a-half-bath Sky Chalet, which encompasses the entire seventh floor of Stratos West. With more than 6,000 square feet of indoor and outdoor space, a rooftop terrace, and a theatre room, the Sky Chalet represents the pinnacle of mountain living.
“The Sky Chalet is a unicorn in the world of Snowmass,” Woelfle says. “Not only does every bedroom have a connection to an expansive outdoor terrace, but the views are better than any single-family home anywhere in Snowmass. You are quite literally perched in the sky.”
Prices start at $2.85 million, while the Sky Chalet tops out at $30 million. Woelfle says buyers are snapping up the properties. “In the initial ten days of selling Stratos, we have sold out almost 75 percent of the eighty-nine residences.”
